Protect your elderly home owners from Carleton County Grifters.  The grifters maybe house flippers. Acquaintances from your church or coffee klatch.

 Invariably there is senior financial abuse planned.  The grifters are visiting senior citizens who still own their home. Grifters are demanding from the senior a ‘first right of refusal’ promise on the sale of the senior’s home.

“We’d love to buy your house, it’s so beautiful.”

Grifters are complimentary.

“We know it’s not for sale.  We just like you to give us first right of refusal.”

 Which begins to form one third of a contract, the offer.   The other two thirds are acceptance and consideration.  How about that for taking a half credit of contract law fifty years ago.

The senior citizen who has not sold a lot of real estate says, “yes,” and the manipulation has begun.  The senior is now at a disadvantage.

Secondly, they advise, “you don’t need a real estate agent.  Further, damaging the elderly person’s access the Multiple Listing Service which could attract out of province offers.

The trap is sprung.

Their labor is consideration.

First right of refusal is now a contract. Offer, acceptance and consideration are in place for an implied verbal contract.  Don’t take my advice talk to a lawyer if your senior is asked to promise first right of refusal.

 The first-right of refusal to the Carleton County Grifter is not to offer a price in writing.  Their motive is to see all other offers and bid last, if at all.

Once all options the senior citizen has to sell their home at fair market value have been revealed to the Carleton County Grifter, they may put in a price

The grifters see how weak the opportunities are for the senior, with no lawyer or real estate agent.

They are like a poker player who will not anti up until they see every one’s cards.
